There are a few essentials for the prospective homebuyer to take with them when they go out house hunting with their real estate agent. After first securing the services of a professional realtor and selecting a few houses that are of interest and meet the preliminary criteria of size, price and location the hopeful homebuyer is ready to hit the streets and start touring the potential living spaces with their real estate agent.

In preparing to leave the house there are three things that every homeowner should take along with them when exploring a prospective house with their real estate agent, a notebook to jot down likes and dislikes of the house, a tape measure to get exact dimensions for bedrooms and planning furniture layouts, and a digital camera for taking pictures of the interior of the house. Armed with these three essentials the homebuyer will be more prepared to make a decision on the houses that they see.

By carrying a notebook to a showing the prospective homebuyer can make accurate notes about each of the properties that they are looking at and have a reference to refer back to as each of the houses are viewed. In taking detailed notes the about each of the properties the prospective buyer can know which houses may need new appliances, a touch up of paint, or other cosmetic touches. Buyers can also make notes as to whether the house in question will meet their needs or not and can create a checklist or features that can be helpful in making that all important decision about making an offer on the house.

Accompanying a notebook would be the tape measure, which of course is more than helpful when it comes to planning replacement for countertops or cabinets. By measuring the entryways and halls the buyer will be able to determine what furnishings will fit inside the house and what will be able to go up or down stairs. The tape measure may not be as vital as a notebook, but can still be useful to the homebuyer that is looking at finishing a basement or planning to do a little remodeling of the house. As all listed houses are required to have a disclaimer that the buyer is to verify all of the information about the house including the total square footage of the dwelling, the tape measure will be a useful tool to the buyer as they move from one house showing to the next.

The final piece of any essential homebuyer tool kit is the digital camera. Taking a camera to a home showing will aid in making sense of the notes and measurements that have been taken. So as to avoid confusion between the interiors of each house being shown, the buyer should take a picture of the exterior of the house and a close up of the front door or garage with the numbers of the house so as to match up with the notes about the property.

Because most Mississippi real estate agents will show their clients, the prospective homebuyer, several listed properties on the same day taking pictures of the interior and exterior of each house will lessen the confusion at the end of the day when the buyers have trouble remembering which house had the best master suite or which house had the best kitchen. As the digital camera records each photo in order, having the exterior shot of the house be the first one in succession to the interior photos it will be simple to know when the next house comes along. As a new exterior comes up on the sequence the buyer will know that the next few pictures are of the interior of that house.

This process of taking pictures, measuring different rooms and making a few notes about each house will aid the buyer in recreating an accurate portrayal of each of the houses that were shown to them. With the documented houses from the days showings the prospective buyer can sit down with their real estate agent and go through the material gathered and match up the printed copy of the listings that the real estate agent has help guide the decision making process of making an offer on one of the properties.

While the homebuyer does have the option of taking their time to carefully consider each of the houses they have visited on their own it is a good idea to give the real estate agent a heads up on which houses are most likely to be of interest in placing an offer on. If the real estate agent has an accurate picture of what their client is going to do they can start preparing the purchase contract for the homebuyer and avoid wasting valuable time that is of the essence when placing the offer with the home seller.

At the end of the day after all is said and done the homebuyer can review all of the notes and pictures that they have taken and make their final decision about which of the homes will best suit their housing needs and which ones can be passed over. If it turns out that none of the houses shown by the real estate agent are quite right of if other buyers have already placed offers on the property that the buyer was most interested in, the buyer can delete the photos of the houses that did not make the cut and be ready for the next set of houses that they will be shown by the real estate agent.

Most of the time a buyer will not find the house that they want to buy on the first time out with their real estate agent. The process of house hunting and viewing listed houses can take a few weeks or even months as listings of properties can change daily and houses are added to or taken off the listings database. It is a good idea to keep fresh batteries on hand in the camera and be ready to look at houses as they become available. By keeping in contact with a real estate agent and checking in on new listings the prospective homebuyer will be able to make a decision on buying a home and have the tools necessary to guide them to the right choice for them.
